Air Duct Cleaning and Inspection

Serving Miami, Broward and Palm Beachs

"More than 50 million Americans suffer from allergies. The level of some hazardous pollutant in indoor air has been found to be up to 70 times greater than in outdoor air." (EPA)

Dirty duct systems are a major source of indoor air pollution. Airborne contaminants are pulled into the ducts every time the air condition system runs. Over time, these contaminants build up inside the duct and air handler, creating an ideal breeding ground for mold, mildew, bacteria, fungi and other microbes.

Particles drawn into the air ducts also pass through fiberglass filters and infiltrate into HVAC equipment, undermining the performance and energy efficiency of these systems That can lead to higher repair and maintenance costs, and shorter the service life of the air condition in the long run. According to the Environmental Protection Agency (EPA), a build-up of only 0.42" of dirt on a heating or cooling coil can decrease efficiency by 21%.

Our Process

On average a typcial home (1000-3000 sq ft) takes 2 - 3 hours to clean with two professionally trained technicians. This routine process is highly effective in removing the buildup of dust, dirt and harmfull contaminants from the duct system, while performed in a way as to ensure that no dust or debris enters your home. The extraction of these unwanted substances allows for better air circulation within your home as well as a more efficient furnace operation and most importantly, healthier air.

Upon arriving at your home the technician will ensure that the HVAC system is turned off prior to the cleaning.

  1. The procedured starts by connecting an 8" vacuum line into the supply section of the duct work near the furnace, using access panels.
  2. The system is then sealed using magnetic strips covering all supply and return grills, allowing for concentrated suction.
  3. Once the truck mounted vacuum is turned on the system is then put under a negative pressure and the cleaning process begins.
  4. High pressured air (250psi) is forced through each individual supply vent.
  5. This process is continued until all supply vents are adequately cleaned. The vacuum is then switched to the return section of duct work and the procedure repeated with all return vents.
  6. Following the air washing of all supply and return vents, the technician continues the cleaning in the basement where special tools are inserted into the duct system through a series of 1" holes. These tools agitate the dust and direct it towards the vacuum and out of the home.
  7. Both the air conditioning coil and furnace are cleaned to finalize the cleaning procedure.
  8. All access panels and 1" holes are sealed air tight and the system is turned back on to its original settings.

Sanitization

Within a duct system the combination of moisture and heat creates an accumulation of bacteria (mold & mildew) which may cause an unpleasant living experience. A sanitizer may be recommended in certain instances where evidence of growth is visible. The sanitizer used is specially fomulated to kill 99.9% of all bacteria within the duct system, while being home safe. The solution is applied at the end of the cleaning process using a fogging machine that disperses a powerful mist within your entire duct system. The system is then turned on to allow for the sanitizer to circulate.
